SIOUX FALLS FOR RENT TEN-COMMUNITY REVIEW — https://www.siouxfallshousing.org/affordablehousingsoultions/forrent, reviewed September 29, 2026: ten named Sioux Falls SFHRC / Affordable Housing Solutions rentals with bedroom sizes, amenities, utility responsibilities, income requirements, posted price bands and one shared inquiry contact.

Nine directory entries have no supported residential street (including Greenway with conflicting external address claims), so are unpinned. Glory House operator material confirms 1654 W 51st St but its older-looking opening language and 'justice impact friendly' description do not guarantee present availability or admission. The 3900 W 53rd St address is the relocated office, not a housing site.

See Sioux Falls for individual details and source caveats.

PENNINGTON PCHRC FOUR-PAGE PROGRAM REVIEW — reviewed September 29, 2026.

Four supplied PCHRC pages: HCV https://www.pchrc.com/programs-properties/pennington-county-rental-assistance-programs/section-8-housing-choice-voucher-program/; HOME https://www.pchrc.com/programs-properties/pennington-county-housing-properties/home/; Tax Credit https://www.pchrc.com/programs-properties/pennington-county-housing-properties/tax-credit/; Rural Development https://www.pchrc.com/programs-properties/pennington-county-housing-properties/rural-development/.

Three named sites: Black Fox Manor (Rapid City, address unconfirmed, 2025 posted 2-/3-bedroom rents); Memorial Park Apartments (420 Philadelphia St, Rapid City, tax credit, 2026 1-/2-person income caps); Sunny Haven Apartments (New Underwood, street unconfirmed, rural assistance).

The authority's https://www.pchrc.com/wp-content/uploads/2026/09/Waiting-List-Status-Report.pdf dates all wait estimates September 3, 2026 and warns that no-preference applicants can wait much longer or never reach the top.

Section 8 Housing Choice Voucher, https://www.pchrc.com/programs-properties/pennington-county-rental-assistance-programs/section-8-housing-choice-voucher-program/, page updated May 12, 2026: tenant-based assistance, NOT a building or property vacancy.

PCHRC says voucher holders can seek a qualifying house, apartment, duplex, fourplex, mobile home, possibly lot rental or their current rental within Pennington County, Fall River County and the City of Martin. After a person reaches the waitlist top and funding is available, formal HUD eligibility is checked; an issued voucher gives 60 days to locate a qualifying unit.

The landlord's rent must be reasonable and the unit meet HUD standards. Initial rent plus utilities cannot exceed 40% of adjusted monthly income; a typical portion is about 30%, but this is not a universal fixed 30% rent. PCHRC pays the subsidy to the landlord and the tenant pays the remainder, deposit and uncovered utilities.

Gross annual total family income limits effective May 1, 2026, ordered by household sizes 1/2/3/4/5/6/7/8: Pennington County $35,500 / $40,550 / $45,600 / $50,650 / $54,750 / $58,800 / $62,850 / $66,900; City of Martin $33,100 / $37,800 / $42,550 / $47,250 / $51,050 / $54,850 / $58,600 / $62,400; Fall River County $33,250 / $38,000 / $42,750 / $47,500 / $51,300 / $55,100 / $58,900 / $62,700.

Employment/tips, alimony, TANF, SSI, Social Security, assets, child support, pensions, retirement and unemployment must be declared. Food stamps, energy assistance and foster-child care are examples of excluded income that still must be reported.

PCHRC's https://www.pchrc.com/wp-content/uploads/2026/09/Waiting-List-Status-Report.pdf dated September 3, 2026 reports 4,462 people on its tenant-based Section 8 list and an ESTIMATED 40–45 month wait for applicants with preferences; applicants without preferences may wait much longer or never reach the top.

The authority's https://www.pchrc.com/ says preapplications and waitlist-position checks now go through its online portal: https://pennington-live-rentcafewebsite.securecafe.com/onlineleasing/pennington-live/register.aspx. A registration page is not proof of a currently open list.

The HCV program page describes portability subject to program and lease rules, while the authority homepage says recipients must live in its jurisdiction for one full year before porting; ask PCHRC how that applies to a specific applicant. No individual criminal-history decision has been verified.

Property applications do not prove vacancies or criminal-history approval; see Rapid City and New Underwood resources for full income, rent and waitlist details.

ABERDEEN AHA NINE-HOUSING-ENTRY REVIEW — https://aberdeenhousing.com/property-description/, https://aberdeenhousing.com/current-openings/, reviewed September 29, 2026. Aberdeen Housing Authority's portfolio describes nine housing entries: Central Villas (55+); Homestead and Sherman (62+ OR disabled); scattered single-family homes; Lawson View, Sunshine Park, Meadow Wood, Jackson Heights and Sister Janice Klein Village.

Seven have a single authority-supplied residential street, Lawson View has TWO streets and scattered homes have no common street. AHA reports NO present openings but says its waiting lists are open to applications; see Aberdeen for posted rent, income, amenities, differences among pages and screening caveats. Its Section 8 voucher is assistance to rent qualifying private housing, not a tenth property.

Source pricing/limits are not dated and no conviction approval is guaranteed.

BROOKINGS COUNTY HRC LOCATOR AND VOUCHER REVIEW — https://www.brookingscountysd.gov/RealEstate.aspx, https://www.brookingscountysd.gov/445/Housing-Redevelopment-Commission, reviewed September 29, 2026. The county real-estate locator shows no FEATURED residential property and supplies no commission-owned residential address or apartment-specific terms.

Brookings County Housing & Redevelopment Commission instead describes income-qualified Section 8 rental help across Brookings, Hamlin, Moody, Kingsbury and Deuel counties.

Its July 16, 2026 https://www.brookingscountysd.gov/AgendaCenter/ViewFile/Minutes/_07162026-1278 reports a dated 228-person assisted-program count including six Mod-Rehab units, about 79 on the waitlist and seven voucher holders searching; these are not six identified residential sites or live availability. Contact 605-692-1670, 1310 S Main Ave Suite 106, Brookings (office only).

See Brookings city resources for source and scope cautions.

YANKTON THRIVE JUNE 2026 RENTAL GUIDE REVIEW — https://www.yanktonsd.com/housing-rental-guide/, https://www.yanktonsd.com/assets/pdf/Thrive+Printable+Rental+Guide+update+June+15+2026, reviewed September 29, 2026.

Yankton Thrive compiled a broad June 15, 2026 rental directory; its 62 distinct Yankton apartment/manager leads are documented in the Yankton city resources and property cards, with duplicate addresses, multi-building groups, private landlord listings, out-of-city leads, assisted living and short stays distinguished. This is not YHRC's owned-property portfolio or a live vacancy/screening feed.

YHRC's https://www.cityofyankton.org/departments-services/housing-redevelopment/applications describes tenant-based voucher assistance and an estimated 4–6 month wait; use https://portal.neighborlysoftware.com/yhrc/Participant, call 605-668-5256, and check eligibility/intake. The city describes a broader Yankton County jurisdiction than the Thrive page's city-limits wording.

No unit or conviction acceptance has been independently confirmed.

HURON HHA FOUR-PROPERTY REVIEW — HHA's https://www.huronhousingauthority.com/properties, reviewed September 29, 2026: Huron lists Manor (26 HOME-funded supportive one-bedroom), Bluebird (eight Rural Development 515 one-bedroom for elderly OR disabled), Donnie Wahl (14 one-bedroom plus six two-bedroom supportive) and Field Estates (48 two-/three-bedroom moderate-income townhomes).

Four authority property leads, 102 described units; none has an authority-supplied numbered residential street, current vacancy, numerical rent (except Bluebird's approximate 30%-of-adjusted-income formula) or definitive property-specific conviction rule. HHA applications ask criminal-history questions; Field's May 2023 form describes references, adult criminal-history screening, waiting list and deposit timing.

Do not pin HHA's 255 Iowa Ave SE OFFICE to these residences. HCV https://www.huronhousingauthority.com/housing-programs is separate tenant-based assistance, not a fifth property; consult Huron city resources for intake, program and application details.

A practical next step

Preparing your application

A little preparation can help you ask better questions before paying an application fee.

  • Gather proof of income (recent pay stubs, an offer letter, or bank statements).
  • Collect positive references from prior landlords or employers where possible.
  • Prepare a brief, honest explanation letter that provides context for your record.
  • Ask each property directly about its reported screening policy before paying any application fee.
  • Confirm the lookback period and which offense types a property may consider.

Frequently asked questions

What do the screening and verification statuses mean on South Dakota listings?

No. Unverified records may be publicly visible. Each listing displays its verification status, and a verification date appears when one is available.
