AUGUSTA HOUSING NINE PROGRAM-PAGE RESIDENCES — Augusta Housing's programs page describes seven Augusta residential leads and two in Gardiner. Separate the 31-unit assisted-living Inn, address-free supportive Orchard Street program, and two Gardiner properties from standard Augusta apartment buildings. Maple Street and Capital Village have conflicting residence numbers; Sturgeon Landing gives only Park Street; Summer Street spans several numbers. The image-only Iron Heights flyer says “coming soon” but its current manager and July 2026 opening coverage show it as a Gardiner apartment building. Augusta Housing source https://www.augustahousing.org/programs.html reviewed September 29, 2026. Residential details and dated unit counts are leads, not live vacancy or conviction-specific acceptance claims. Apply through each listed property's manager rather than mailing a property application to Augusta Housing's office. Confirm current income limits, rents, age/occupancy rules, availability, application steps and written screening with the named operator. Augusta Housing separately links to the Maine statewide Housing Choice Voucher/Section 8 waitlist at https://maine.affordablehousing.com/ and describes Family Self Sufficiency for voucher families (207-626-2357 ext. 9). Its voucher-applicant FAQ https://www.augustahousing.org/faqapplicants.html says recent criminal activity involving domestic violence or drugs MAY lead to voucher denial; it is about HCV eligibility, not a blanket screening rule for every independently managed residence. The program page distinguishes tenant-based vouchers, which follow the person, from project-based vouchers attached to a unit. Summer Street Workforce Housing — 15 units; 15-unit Gardiner affordable family/senior group across multiple street numbers. This is in Gardiner, NOT Augusta. Augusta Housing identifies 15 workforce homes: three one-bedroom, nine two-bedroom and three three-bedroom apartments along the Cobbosseecontee Stream. Manager DC Management's current Summer Street Apartments page confirms that mix and locates the group across 58, 59 and 60 Summer Street; these are multiple residence addresses and are not a single pin. DC says it is accepting applications (not promising a vacancy) with a waitlist preference for homeless individuals/families for at least 20% of units. Its page lists singles, families and older adults, income-guideline rent, a 2.5-times-monthly-rent minimum-income rule, HCV/BRAP/other subsidy acceptance, heat included, pets and laundry. Augusta Housing's 2025 county list instead calls 58–60 Summer Street a 15-unit one-bedroom C&C-managed property; that dated row conflicts with its own programs page and DC's current manager page, so use the current operator for application and confirm details before relying on the older roster. Iron Heights Apartments — 32 units; 32-unit Gardiner affordable apartment building. Augusta Housing's programs page embeds an undated Preservation Management flyer saying “Coming Soon” for one- and two-bedroom Iron Heights in Gardiner. The current manager page locates the property at 1 Summer Street and provides an application link, 207-480-1559 contact, central air, laundry, community area, patio/deck, elevator, parking and owner-paid utilities. July 2026 reporting says the building had opened, with 32 apartments (28 one-bedroom and four two-bedroom). Treat the flyer as historical, not evidence the property is still proposed; neither opening news nor a download link proves an apartment is available now. Ask the current manager for income, rent, vacancy and written screening requirements. It is distinct from Summer Street Workforce Housing at 58–60.
