AUGUSTA HOUSING NINE PROGRAM-PAGE RESIDENCES — Augusta Housing's programs page describes seven Augusta residential leads and two in Gardiner. Separate the 31-unit assisted-living Inn, address-free supportive Orchard Street program, and two Gardiner properties from standard Augusta apartment buildings. Maple Street and Capital Village have conflicting residence numbers; Sturgeon Landing gives only Park Street; Summer Street spans several numbers. The image-only Iron Heights flyer says “coming soon” but its current manager and July 2026 opening coverage show it as a Gardiner apartment building. Augusta Housing source https://www.augustahousing.org/programs.html reviewed September 29, 2026. Residential details and dated unit counts are leads, not live vacancy or conviction-specific acceptance claims. Apply through each listed property's manager rather than mailing a property application to Augusta Housing's office. Confirm current income limits, rents, age/occupancy rules, availability, application steps and written screening with the named operator. Augusta Housing separately links to the Maine statewide Housing Choice Voucher/Section 8 waitlist at https://maine.affordablehousing.com/ and describes Family Self Sufficiency for voucher families (207-626-2357 ext. 9). Its voucher-applicant FAQ https://www.augustahousing.org/faqapplicants.html says recent criminal activity involving domestic violence or drugs MAY lead to voucher denial; it is about HCV eligibility, not a blanket screening rule for every independently managed residence. The program page distinguishes tenant-based vouchers, which follow the person, from project-based vouchers attached to a unit. Hodgkins School Apartments — 47 units; 55+ affordable senior apartments with subsidy options. Augusta Housing lists 47 age-55+ homes at 17 Malta Street in the converted Hodgkins School. C&C Realty Management breaks these down as eight studios and 39 one-bedroom apartments and says it is always accepting applications, not that 47 homes are vacant. The property has laundry, a community room, healing garden, raised beds and nearby trails; small pets are allowed. Rent includes heat, hot water and air conditioning according to Augusta Housing, and is tied to Kennebec County income limits; the manager says applicants need income of at least 2.5 times monthly rent and accepts HCV, BRAP and other subsidies. Augusta Housing reports a waiting-list preference for homeless veterans for at least 20% of units. Apply through C&C or call the listed number; the project-based program heading does not establish that all 47 units carry project-based assistance. Maple Street Apartments — 29 units; 29-unit affordable workforce and family community; address conflict. Twenty-nine townhome-style homes built by December 2019: fourteen one-bedroom, eight two-bedroom and seven three-bedroom; two- and three-bedroom units have 1.5 bathrooms. Augusta Housing puts the development on Sadie's Way at the end of Maple Street, C&C Realty Management calls its location 1 Sadie's Way, but Augusta Housing's 2025 Kennebec list calls it 33 Maple Street. These may be different entrances or a source conflict; keep the 29-unit community unpinned until the residential address is confirmed. Community room, laundry, small pets, heat included; C&C says it is always accepting applications and requires a minimum income of 2.5 times monthly rent, with HCV/BRAP/other subsidies accepted. Acceptance of applications does not establish available units. Augusta Housing source https://www.augustahousing.org/programs.html reviewed September 29, 2026. Sturgeon Landing Apartments — 32 units; 32-unit affordable family community with eight project-based voucher units. Augusta Housing says this Park Street, Augusta development opened in May 2025; no numbered residential street address is given on its page or on the manager's current page, so do not pin it. Thirty-two homes: sixteen one-bedroom, nine two-bedroom and seven three-bedroom. Twenty are restricted to households at or below 50% of Kennebec County area median income, twelve at or below 60%; eight of the 32 have project-based vouchers, not all 32. Heat/hot water, elevator, laundry, community room, outdoor play area/garden, bike/stroller storage, resident services and parking are listed. C&C's page says “Now Leasing” and offers application/prescreen links, with a minimum income guideline of 2.5 times rent and HCV/BRAP/other subsidies accepted; confirm actual available unit and whether its subsidy path differs before applying. Senior Living at Marketplace — 42 units; 42-unit age-55+ affordable senior community. At 75 Civic Center Drive, Augusta: 42 age-55+ homes consisting of 38 one-bedroom and four two-bedroom apartments. C&C says 23 homes have rents set at 50% of area median income and 15 at 60%; these 38 rent-category units are not a complete accounting for all 42 homes, so do not assign the remaining four without confirmation. Heat/hot water, elevator, laundry, resident coordinator, meeting area, community garden, bicycle storage and telemedicine capability are listed; pets allowed. The manager says it is always accepting applications, requires at least 2.5 times monthly rent in income and accepts HCV/BRAP/other subsidies. Contact C&C for current rent, eligibility and openings. The Inn at City Hall — 31 units; 31-unit assisted-living residence, not an ordinary independent rental. The restored former City Hall at 1 Cony Street contains 31 apartments: the Inn's own site describes ten studios and 21 one-bedroom units. This is an assisted-living residence for people who need daily support, not an ordinary independent apartment offer. MaineGeneral supplies the around-the-clock care, meal options, housekeeping and assistance; Stewart Property Management handles rental information and offers a separate application at https://stewartproperty.net/wp-content/uploads/applications/TC-ICH.pdf. Heat and hot water are included according to the Inn, with on-site laundry, activity rooms, library and patio. Augusta Housing's program page supplies 207-623-0840 for enquiries. Orchard Street Transitional Housing — unspecified units; supportive transitional project-based housing; not a general-market apartment. Augusta Housing identifies an Orchard Street building in Augusta offering three-bedroom transitional homes through project-based voucher assistance alongside support for tenants. It does not give a building number or unit total, so keep this one named transitional-housing lead unpinned and do not count or invent separate apartments. Its page directs applicants to Bread of Life Ministries at 207-626-3434 or officemanager@mainebreadoflife.org; the linked /housing/ route now shows Bread of Life's general home page, not a current property application. Capital Village Apartments — 30 units; 30-unit family tax-credit community; address conflict. Augusta Housing describes two- and three-bedroom townhomes with heat/hot water, laundry, modern kitchens, clubhouse, garden and play space. LaBrecque Property Corp currently calls it a 30-unit family low-income tax-credit community (households at 50% and 60% of area median income), with three mobility-accessible units, parking, pets allowed with deposit and tenant-based vouchers accepted. Its page displays “No Vacancy” and offers a “Join Waiting List” contact path, not an available apartment. That manager page locates Capital Village at 12 Hope Way, while Augusta Housing's 2025 Kennebec list says 4 Hope Way.
