Boise City/Ada County Housing Authorities (BCACHA) market-rate directory https://bcacha.org/market-rate-housing/, reviewed 2026-09-28: five named communities totaling 184 homes in their listed counts (35 Vine Terrace, 54 Shoreline North, 26 Nez Perce, 48 Liberty Park and 21 Hobbler Place single-family homes). These are rentals for the general public, not subsidized housing or a Housing Choice Voucher waiting list. Each property page says applications are being accepted for its future-rental waitlist; no currently vacant unit, asking rent or move-in date was verified. The older https://bcacha.org/news/market-rate-housing-accepting-applications-for-the-waiting-list/ announcement mentions only four communities and 'coming soon' rentals; it is not a live inventory or proof Hobbler is excluded from the current directory. Application and screening: Download the authority's https://bcacha.org/wp-content/uploads/2023/09/Market-Rate-Application-Rev-9-2021.pdf market-rate residential application, which names all five communities and lets applicants select properties and bedroom sizes. It asks about prior evictions and felony and drug convictions; its criteria say a criminal report with felony or drug convictions (including guilty pleas) or a history of criminal conduct may disqualify an applicant. This is not a blanket promise of acceptance or a statement that every felony is an automatic denial. The packet also considers credit, documented income, and at least three years of landlord references; it says monthly rent must not exceed 40% of gross monthly income, while voucher-program participants follow HUD income rules. That voucher mention does not prove each market-rate property accepts vouchers. Pets require management consent, security deposits vary, and the packet is a preliminary application. Ask BCACHA to confirm its current criteria and where to submit before sending sensitive information. BCACHA office and application questions: https://bcacha.org/contact/; 1001 S Orchard Street, Boise, ID 83705, (208) 345-4907. The site lists lobby hours Monday–Thursday 10:00 a.m.–5:30 p.m. and says the office is closed Friday. This is an office address, not the residential address of the five communities. The linked property pages identify landmarks or crossroads rather than a verified numbered entrance for each community; Hobbler Place is 21 separate houses. Idaho Housing and Finance Association renter resources (reviewed 2026-09-28): IHFA's https://www.idahohousing.com/renters/ links to https://housingidaho.com/ for searchable rental leads statewide. The third-party listings are not all IHFA-owned or verified. Its https://www.idahohousing.com/renters/rental-assistance/ explicitly says IHFA does not administer the Housing Choice Voucher program in Ada County: applicants should use Boise City/Ada County Housing Authorities instead. Do not confuse IHFA's Boise corporate/contact address with an apartment or use its HCV application for Ada County. The IHFA https://www.idahohousing.com/blog/new-apartments-lasting-affordability/ article dated September 2026 describes Denton Street Apartments as a new 193-home Boise community financed in part with IHFA housing funds. The property is developed by The Pacific Companies, not operated by IHFA. Its operator's https://www.tomlinsonassociates.com/denton-apartments/default.aspx page gives 6160 W Denton St, Boise, ID 83704, phone (208) 424-2500 and studio through three-bedroom plans. Confirm current rent, income eligibility, open units and criminal-history screening with that operator; IHFA's voucher rules do not establish Denton's leasing policy.
