NORMAN NHA TWO GARDENS COMMUNITIES — reviewed September 29, 2026. Two Norman Affordable Housing Corporation properties (a Norman Housing Authority subsidiary): https://normanha.org/mckinzie-gardens.php and https://normanha.org/northcliff-gardens.php. Both have one-bedroom independent apartments with exterior entrances, onsite managers and property-specific applications. The site does not give a verified unit count, monthly rent or current vacancy for either. The addresses are property locations, not a promise that an apartment is open. McKinzie Gardens I & II is ONE combined Section 811 site at 1000 N State Dr, 405-292-0692. It requires a qualifying mental-health disability and a referral from one of four listed organizations; physician/referral paperwork is faxed to 405-364-3934 before scheduling application pickup. The page lists no drug-related activity in the previous 12 months OR good-faith evidence of becoming drug-free, and a separate 12-month rule for actual/threatened violence with a 120-day nonviolence condition. Full criteria and application: https://normanha.org/docs/mckinzie/McKinzie-Eligibility-and-Income-Limits.pdf; https://normanha.org/files/mckinzie-gardens-application-sc660c3201628ae.pdf. Northcliff Gardens is a distinct Section 202 senior property at 1301 Northcliff Ave, 405-579-1552, for adults 62+. Its page states separate TEN-YEAR drug-related and violent-activity exclusions, and a lifetime registered-sex-offender exclusion; do not apply McKinzie's shorter window or referral rule here. The Northcliff page links two different application PDFs (https://normanha.org/files/northcliff-application-sc660c312b1d1a0.pdf and https://normanha.org/docs/northcliff/NG-Application.pdf); ask the manager which is current. Full criteria: https://normanha.org/docs/northcliff/Northcliff-Gardens-Eligibility-and-Income-Limits.pdf. The pages post maximum combined annual gross incomes of $22,550/$25,800 for McKinzie (one/two people) and $26,050/$29,800 for Northcliff; these published figures are not confirmed as current HUD limits. Both pages say one-bedroom occupancy allows one person or two qualifying partners, not roommates or parent/child households. Both application forms ask whether the applicant has been charged with or convicted of a felony; neither states that any felony automatically excludes them. Confirm current eligibility, reasonable accommodations, intake and written screening rules directly with the appropriate manager. Do not mistake resident maintenance phone lines or emergency work-order procedures for applicant intake.
