How screening varies in Washington

There is no universal "felony-friendly" certification. Screening policies differ by property and management company. This page does not make claims about state or local law; confirm a property’s current requirements directly before applying.

SEATTLE SHA 81-PROPERTY DIRECTORY REVIEW — Seattle Housing Authority's https://www.seattlehousing.org/housing/sha-housing/sha-properties/all/list, reviewed September 30, 2026, has 81 distinct SHA Housing detail records, not 81 vacant apartments and not necessarily 81 single-building locations.

The directory distinguishes Low-Income Public Housing from Seattle Senior Housing Program; other SHA-associated programs and vouchers have different scope and application paths. Some directory groups include separately listed buildings, so property unit figures must never be summed blindly.

Seattle city records preserve source-linked bedroom mixes, dated historical wait estimates, eligibility/screening context and mapping cautions. Unverified listings remain public but noindex until verified.

SPOKANE SHA ELEVEN-CARD PROPERTY REVIEW — SHA https://www.spokanehousing.org/properties/ and https://www.spokanehousing.org/wp-content/uploads/2026/04/SHAManagedProperties.pdf, reviewed September 30, 2026. Eleven unique cards: nine Spokane and two Spokane Valley.

Ten are in the overview's managed Tax Credit property list; Orchard Vista is explicitly 'In Development and not yet managed by SHA' in that April 2026 PDF, although its independent website later calls the property open. Several sites include PBV units, but https://www.spokanehousing.org/housing-choice-vouchers/waiting-lists/ currently labels all PBV lists CLOSED; no verified vacancy or felony approval.

The PDF's June 2025 income table is historical. See city pages and directly linked operator websites for addresses, beds, mixed income claims and rental contacts.

TACOMA THA SIXTEEN-PROPERTY DIRECTORY REVIEW — THA https://www.tacomahousing.org/properties/, reviewed September 30, 2026, has 16 distinct property cards: 15 Tacoma and one University Place (Bergerson Terrace). Two Tacoma groups have unsafe single residential pins: two-address Housing Hilltop and Salishan, whose displayed pin is a Family Investment Center.

THA's continuously open assistance waitlists are not current unit vacancies, and the directory's “Now Leasing” market-rate header is not proof every property accepts direct applications. See the city records for the individually sourced floor-plan variants and amenities. No confirmed felony-acceptance claim.

VANCOUVER VHA FOUR-SOURCE PROPERTY REVIEW — VHA's four specified pages, reviewed September 30, 2026, yield 37 distinct named housing/care leads: 21 paginated property-detail records, 12 additional affordable non-subsidized manager-contact properties after deduplicating Anthem Park, three care residences, and Rhododendron Place's referral-only FAQ. 32 in Vancouver, 3 in Battle Ground, 2 in Camas.

Closed general voucher/family/senior lists are different from specialized referral intakes, direct manager rentals, and care facilities; none confirms current vacancies or felony acceptance. See city-level site details and address cautions.

BELLEVUE KCHA TWENTY-TWO-SITE REVIEW — KCHA https://www.kcha.org/housing/city.aspx?city=bellevue, reviewed September 30, 2026, lists 27 Bellevue program cards for 22 named communities. Five communities appear in two program categories; do not double-count physical locations or mistake inventory for vacant units.

General subsidized and voucher lists are closed; manager-contact other/moderate rentals have no verified availability. Bellevue Houses is scattered-site housing without a single residential pin. See Bellevue city page for program-level bedroom inventories and source-linked contacts. No site-specific felony approval verified.

KENT KCHA TWELVE-SITE PROPERTY REVIEW — KCHA's https://www.kcha.org/housing/city.aspx?city=kent directory, reviewed September 30, 2026, contains twelve distinct Kent property cards: six subsidized, two other low-income and four moderate-income. The subsidized/voucher lists are closed; direct manager-contact rentals need current availability and screening confirmation.

Sterling Ridge's 116-unit table conflicts with its 54-unit narrative, and Cascade's address includes a shared office suite rather than a verified residential entrance. See Kent records for sourced mixes, amenities, contacts and intake paths. No site-specific felony approval verified.

EHA THIRTY-FIVE-COMMUNITY ROSTER REVIEW — EHA https://www.evha.org/communities, reviewed September 30, 2026, has 35 cards: 33 existing housing properties (27 Everett, 1 Lake Stevens, 4 Lynnwood, 1 Monroe) plus vacant Baker Heights and planned Ben Young Senior Housing, which are not current rental listings.

EHA https://www.evha.org/waitlists says formal lists are closed while 12 property interest lists are open; interest does not prove vacancy. Addresses, unit mixes, rent descriptions and intake are source-attributed on their respective city/property records. No felony acceptance verified.

RHA SEVENTEEN-PROPERTY HOUSING REVIEW — RHA https://rentonhousing.org/Housing, reviewed September 30, 2026, has 17 linked property detail pages in Renton. Fifteen existing-property leads are on the city page; Sunset Gardens remains under completion and 95 Burnett publishes no usable rental details. RHA's HCV list is closed while its PBV document names six openings, including one that a property page labels CLOSED.

Unverified property records are noindex and do not establish vacancies or felony acceptance.

KCHA FEDERAL-WAY ELEVEN-CARD REVIEW — KCHA https://www.kcha.org/housing/city.aspx?city=federal-way, reviewed September 30, 2026, lists 11 housing-program cards for ten named Federal Way sites. Laurelwood Gardens appears in two different program categories at one street address; Federal Way Houses comprises three scattered residences without a shared pin.

Subsidized and HCV applications are closed; other/moderate rental managers handle their own inquiries. Campus Green's condominium waiting list is permanently closed; the directory and detail disagree on age eligibility. Unit counts are not vacancies and no felony acceptance is verified.

A practical next step

Preparing your application

A little preparation can help you ask better questions before paying an application fee.

  • Gather proof of income (recent pay stubs, an offer letter, or bank statements).
  • Collect positive references from prior landlords or employers where possible.
  • Prepare a brief, honest explanation letter that provides context for your record.
  • Ask each property directly about its reported screening policy before paying any application fee.
  • Confirm the lookback period and which offense types a property may consider.

Frequently asked questions

What do the screening and verification statuses mean on Washington listings?

A listing's screening status describes the policy reported for that property, while its verification status describes the status of that information. Check both, along with any verification date, and contact the property directly because policies can change.

Are all Washington listings verified?

No. Unverified records may be publicly visible. Each listing displays its verification status, and a verification date appears when one is available.

Does a listing in Washington guarantee approval?

No. A listing is not a promise of acceptance. Screening policies and decisions are made by each property; contact it directly to confirm its current requirements before applying.
