A New Leaf says some apartments serve households at or below 30% or 60% of area median income. It describes on-site case management, workforce assistance and family services. Its July 2026 fact sheet says applicants may be approved or placed on a waitlist depending on availability.

Eligibility and application path

For ordinary affordable-unit leasing, ask the leasing office for its current application and availability. For the Mesa Housing Authority's project-based voucher units, the city says referral only; ask the housing authority how to reach the appropriate coordinated-entry access point. An ordinary leasing application is not a project-based voucher referral.

Mesa's project-based voucher page requires documented chronic homelessness and an elderly, disability or supportive-services category for its referral program. For adults without children it gives the Brian Garcia Welcome Center at 602-229-5155; for families with minor dependent children, it gives the Family Housing Hub at 602-595-8700. Confirm the referral steps and current capacity directly with those programs and Mesa Housing Authority at 480-644-3536.

Mesa's 2026 voucher plan says adult household members undergo criminal-background checks. It describes mandatory exclusions and a three-year review of specified criminal activity, while allowing consideration of circumstances in some cases. That plan does not establish this property manager's separate screening rules or promise admission; ask for both applicable written policies before paying any fee.
